Grounding in AI agents is the practice of tying a model’s output to trusted source data, so the agent answers from facts instead of guessing. In lending, grounding means the agent can only make statements that are supported by your policy docs, loan data, underwriting rules, or approved knowledge sources.
How It Works
Think of grounding like a loan officer checking the file before answering a borrower.
If a borrower asks, “Why was my mortgage application declined?”, a grounded agent should not improvise an answer. It should retrieve the relevant underwriting rule, check the application record, and then generate a response based on those sources.
The flow is usually:

A grounded agent would work differently:

- •It checks whether the borrower is applying for a standard conforming loan or a special program.
- •It looks at any compensating factors allowed by policy.
- •It generates a response like:
“For this product type, our current guideline allows up to 41% DTI without compensating factors. Your application shows 43%, so it may require manual review. The decision also depends on verified income stability and reserve requirements.”
That answer is useful because it is specific, sourced, and bounded by policy.
